Last month, Matan Companies announced leasing has begun at Progress Labs at River Side 1. Receiving its site plan approval on March 9, the 215,000 SF of biomanufacturing ready space is expected to be fully complete by Spring 2022.

Ballenger Bio

Beckham Gumbin Ventures (BGV), a commercial real estate investor and developer, is getting ready to begin construction on R&D laboratory spec suites at 321 Ballenger Center Drive in Frederick, Maryland, to be rebranded as Ballenger Bio. Ballenger Bio will be able to house mid-size companies in need of 10,000-40,000 SF of lab ready space.

 BGV is excited to collaborate with the City of Frederick to bring this much needed concept to Frederick. Paul Grayson of BGV explained “while there are other larger developers bringing a speed-to-market concept for larger manufacturing needs, Ballenger Bio will be the solution for the smaller, R&D bio and chemistry labs that are needed in the market. We are excited to enter the Frederick market which has a strong biotech community and houses some of the most advanced biomedical research labs in the world.”

BGV has hired Cushman & Wakefield to spearhead its leasing efforts. BGV plans to deliver these labs by Q2 of 2022.

East Park

This new 77 acre-business community is underway by St. John’s property with an anticipated delivery in 2022. Upon completion, the development will consist of 681,960 square feet of high-bay tech/industrial and R&D/flex/office space fully utilizing its by-right “dual” zoning (M-1 and GC) which allows for a wide-range of uses including biotech, office, warehouse, distribution, and manufacturing. The buildings will feature dock and drive-in loading with ample parking in a professional campus environment.

Development plans also include a self-storage facility, retail pad sites, and a convenience/fuel store.

431 Aviation Way

The newly-available, existing laboratory facility located on Aviation Way includes:

• Biosafety Level-2 Laboratories: 8,000 SF

• Animal Biosafety Level-2 Laboratories: 11,300 SF

• Administrative Space (offices, conference rooms): 15,000 SF

• Support Space (warehouse, facilities / maintenance, etc.): 13,700 SF

The facility was renovated in 2018. These renovations included a complete rebuild of 13,176 SF of the the space and the replacement of 70% of the building HVAC.

VaLogic

VaLogic is a life science-focused risk management services and GMP consulting organization. The company assists other life science organizations with risk mitigations across a wide range of inflection points, including product development, ground-up new facility and renovation or expansion builds, general facility management and GMP operations. The company’s 15,000 SF facility on Byte Court in The City of Frederick currently has space available for sublet. The 7600 SF space features 6400 SF office / lab space and 1200 SF GMP clean rooms and is immediately available.

This Spring, VaLogic also acquired a second facility — a vacant 75,000 SF building at 7495 New Horizon Way. The company plans to adapt the space to offer lab space, clean rooms, testing area, wet labs and air controls for small to medium sized life science firms.

Broadband DRIVE

Located in the heart of Frederick’s life science hub, this Broadband Drive property is site plan approved for 155,000 SF and offers flexible opportunities on site. The property could be divided into five separate lots, provide build-to-suit opportunities, or offer a purchase opportunity. Current renderings showcase two 75,000 SF buildings with catwalk between.

FITCI

The Frederick Innovative Technology Center, Inc. (FITCI) is a business incubator and accelerator designed to cultivate entrepreneurship in Frederick, Maryland. The organization’s Metropolitan Court location features private wet labs and shared lab space with modern common equipment needed to get a company started quickly and affordably.

FITCI’s wet labs are equipped with standard furnishings to comfortably accommodate and fulfill each company’s unique needs for a proper laboratory environment.

The labs, together with a shared lab and the common lab containing standard biotechnology equipment, contain all of the essential elements required for scientific product development and research efforts. Labs range from 200 to 550 square feet, and feature -80 degree freezers, ice marker, fume vent hood, reverse osmosis water, chemical fume hood, bio-safety Cabinets, and more.
