Our City Economic Development team and Mayor Michael O’Connor recently had the opportunity to tour the exciting work being done at Visitation Frederick Hotel & Condominums.
Visitation Frederick is a mixed-use development on the campus of a former private all-girls school from which the project gets its name. The project responds to community demand for overnight stay options for visitors exploring our downtown area and for amenity-rich condominiums that appeal to empty-nesters eager for maintenance-free, luxury living. The work is being led by an Annapolis-based developer, O2J Visitation, with an impressive track record of adaptive reuse projects. This 3-acre site is the company’s largest infill redevelopment project to-date.
Committed to honoring the site’s historic character, the developer is working in close partnership with the MD Historic Trust and the National Park Services, and has secured the maximum tax credits available through each organization. The project will also be eligible for City’s Downtown Revitalization Tax Credit in support of the extensive improvements made to the aging community asset.
Visitation Hotel Frederick, a Tribute Portfolio Hotel
The historic school building is undergoing a total renovation and will be transformed into a boutique hotel with 57 standard hotel rooms and 10 extended stay rooms. The hotel will be affiliated with Marriott.
The hotel will feature a full-service spa and fitness center, a performance/events venue, and a white-tablecloth restaurant & bar. Valet services will provide easy parking solutions to patrons.
The design will expand upon the architectural components of the Catholic all-girls academy it once served as. Embracing “austere luxury,” it will reinterpret historic elements such as the chapel’s stained-glass windows through the lens of contemporary, yet restrained gestures. Visitation Frederick’s hotel component will also sensibly incorporate the brand standards of a global hospitality company.

Frederick Visitation Condominiums
In addition to the restoration of the historic building, the project will feature the construction of multiple new condominium buildings featuring luxury single-floor units ranging in size from 1,500 to 2,500 SF. The 1- and 2-bedroom condos will feature private balconies as well as private 2 car garages.
Building 1 is delivering in early 2023 and is already sold out. Building 2, which has available units, is expected to be delivered in 2024.
